‘Exceptional’ new country house living at lakeside could be coming to Derbyshire

A derelict site at Coppice House in Derbyshire is set to be given a new lease of life after developers secured planning permission.
Matthew Montague Architects have announced planning permission has been granted for the development of an ‘exceptional’ new country manor house located on the historic site in Shipley.

Hide AdThis development will replace the former Coppice House, which was originally built in 1895.
It has since served a variety of uses, including as an inn and more recently, the Lakeside Business Centre.
Following extensive consultation and revisions, the final design now comprises a single grand country manor house with ancillary accommodation, replacing the initial outline planning approval for four dwellings.
The site, which lies within the Shipley Conservation Area and adjacent to Shipley Country Park, holds significant historical value due to its ties to the region’s coal mining heritage.

Hide AdIn light of these sensitivities, Matthew Montague Architects have ensured that the design aligns with the heritage and character of the area.

The development will feature a range of luxurious amenities, including a swimming pool, steam room, sauna, gymnasium, cinema, bar, stable block, and basement garages capable of housing up to 22 cars.
The manor house, positioned to take full advantage of its lakeside setting, will feature expansive balconies and extensive glazing to offer sweeping views of Coppice Lake and Shipley Park.
The project marks a significant milestone in the redevelopment of this derelict site, which had fallen into disrepair since its last use as a business centre.

Hide AdDemolition of the original building will commence shortly, making way for the construction of this unique residence.
Matthew Montague Architects has worked closely with local authorities, addressing feedback from the conservation officer, which led to significant design changes.
The initial scheme, which proposed four dwellings, has been reduced to two in response to concerns about overdevelopment.
The new plan represents a balanced approach that both honours the heritage of the site and brings new life to this important part of Shipley.
