We spoke to Carl Bridge, managing director of Derbyshire’s Bricks + Mortar estate agents, for his expert view on which are the area’s property hotspots and most desirable villages to live in – as well as how much it will cost you to move there.
He said: “Some areas have experienced notable reductions in average house prices during 2024, with Chesterfield seeing average sold prices drop by 6%. This has fuelled strong activity, with homes becoming more affordable to a growing proportion of the population.”
The towns and villages below are the busiest hot-spots in the region.

5. Matlock
The county town is perennially popular, with steady house price growth of 2% this year. A vibrant town centre, popular schools, pleasant parks and countryside walks all combine to attract buyers to Matlock. Terraced houses average just under £220k, whilst large detached homes can be found from around £400k up to £1m and beyond. Photo: National World

6. Clay Cross
With ambitious regeneration plans announced, now could be the time to buy in Clay Cross. Terraced houses average under £122k here, with plenty of homes around £100,000 on the market during the year. Detached homes average under £270,000 too, so we anticipate strong demand here during 2025. Photo: Courtesy Of The Clay Cross Town Deal Board
